A small bit of land to the south of Miami Beach, Fisher Island is often cited as the wealthiest zip code in the United States. It’s a members-only island created by late Miami Beach impresario Carl Fisher, who not so modestly named it after himself. No bridges exist to the mainland, access is by ferry or private boat, and the preferred way of getting around the luxe, manicured 216 acres is by golf cart. (How luxe? Sand for the island’s beaches was imported from the Bahamas and is raked daily by uniformed staff.)

The centerpiece of the island is the Vanderbilt Mansion, now the home of the Fisher Island Club, which all residents must join with an initiation fee of $250,000 and annual dues of $20,000. William Kissam Vanderbilt II purchased Fisher Island in 1925 from Carl Fisher by trading his 250-foot yacht for it. (Fisher was then involved in building his next planned resort in Montauk, N.Y., where, of course, he named a number of buildings and attractions after himself.)

Recently redecorated by Coral Gables-based Poggi Design, a four-bedroom spread at the Palazzo Della Luna, one of the island’s newest condo towers, has come onto the market with a price tag of $21 million, twice the $10.5 million the seller, an opaque LLC, paid just over a year ago. The 4,900-square-foot unit is repped by Dora Puig at Luxe Living Realty.

There’s a private elevator entrance, nearly 1,000 square feet of private terraces and, in the living area, 10-foot-high windows make the most of the breathtaking views. A glass-enclosed wine cellar shows off the owner’s collection and custom LED-lit bookcases add interest to art, collectibles, and hopefully, books. The kitchen is minimally done with Italian Boffi cabinets and high-end appliances.

The master suite, with great views from its terrace, boasts gorgeous book-matched statuary marble in its en-suite. Each bedroom, in fact, is en-suite, and there is also a powder room for guests near the media room.

Naturally, the Palazzo Della Luna pampers residents with a cornucopia of lavish amenities, including a waterfront lobby lounge with a butler-serviced aperitivo bar, a fitness center, a private theater, a beauty salon, massage treatment rooms, and a children’s playroom.

Outside, residents have access to sunrise and sunset infinity-edge pools; a poolside bar with towel and refreshment service; nine poolside cabanas; and a his & hers spa cabana complete with sauna, steam room, and shower. “Central Park,” which connects Palazzo Della Luna to the neighboring Palazzo Del Sol building, includes a croquet lawn, bocce court, tea gardens, and serenity yoga lawn.

The best amenity? Each resident is provided a customized $20,000 Garia golf cart to tootle around the island in style.
